It has been reported that significant delays in construction projects are caused by rework and there are several reasons for rework. A framework has been proposed to assess the delay due to two primary reasons for rework, (i.e. design changes and non-conformances), using Multiple Domain Matrix (MDM), a matrix-based technique. This methodology would help the project planners to create an as-adjusted schedule that is more appropriate compared to as-planned or as-built schedules. Further, it is possible to arrive at a meaningful estimate of activity buffer time in order to account for delays due to rework. Eventually, this would lead to successfully implement one of the key principles of lean, namely, elimination of time-related “waste” that is due to defect and/or delay.
